RATESNOT INCLUDE:

Heating according to consumption: the cost of heating is not included in the daily rate, therefore it will be paid according to consumption before check-out. The heating of the entire apartment is generated by a pellet stove which heats all the radiators. Maintaining a reasonable temperature, you usually consume about a bag every two days. A bag of pellets weighs 15 kg. The pellet stove tank will be supplied full at check-in and must be returned as such at check-out, according to the "Full-Full" formula. In the event that the guest is not able to independently fill the pellet tank by check-out, there is no problem, we will fill it ourselves and calculate the cost of the pellets consumed during the stay, after which the guest will reimburse this cost before leaving the apartment.
Important note: On the quote we will send you we will also indicate the exact price that will be applied for each bag consumed.

Tourist tax: The tourist tax is not included in our rates. In the periods between 1 April and 30 September of each year, the Municipality of Gravedona ed Uniti requires the payment of the Tourist Tax to be paid by those who stay overnight/stay in the accommodation facilities located in the area. A tax of €1.00 per person (excluding children under 14 years old) will be applied for each night of the stay, up to a maximum of 10 consecutive nights. The payment of this tax by guests can be made by bank transfer within a few days before collecting the keys or in cash at check-in.

Stamp from 2 euros (per stay): the tax stamp is paid by the guest, is mandatory and must be applied on payment receipts for stays with a total amount exceeding 77.47 euros.

Bed linen and towels NOT provided: There is no automatic supply of sheets and towels. You will have to provide yourself, both for yourself and for the guests traveling with you, to bring your own personal sheets and towels necessary for the entire period of your stay.In case you are unable or unable to take this linen with you, no problem! You can request the bathroom or bed linen kits you deem necessary directly from us; you will be asked for an additional cost of €30 for 1 double bed sheet kit, €15 for 1 single bed sheet kit and €5 for each towel kit per person. We will still provide you with BLANKETS AND PILLOWS FOR FREE.

IMPORTANT NOTICES:
Booking, payments and stay -even if for a few days - they will in any case be regulated by a "Housing Rental Agreement for Tourist Purposes" in Italian (a courtesy copy will however be produced for all other languages).
RIGHT AWAYSOMEONEOF THE MAIN BOOKING AND STAY RULES THAT WILL BE APPLIED IN THE RENTAL AGREEMENT:

Deposit: The deposit payment is necessary to block the dates, otherwise the dates will remain open and can also be booked by others. The accepted forms of payment for sending the deposit are: Bank transfer - Postal transfer - PostePay - PayPal. Minimum amount of deposit to be paid: approximately 30% of the total.

Balance: within10 days before of check-in or according to the agreed methods.

Cancellation: free if sent within 11 days before the check-in date with full refund of the deposit. If the cancellation is received after this date, the deposit will be retained in full.

Security deposit: requested before check-in and returned within 48 hours of check-out: €300.

Timetables for check-in after 4pm. Check-out times by 10 am.
Any different times, both check-in and check-out, must be previously agreed, scheduled and specifically approved by our management.
Costs expected in the event of a NON AGREED LATE CHECK OUT: if you check out late without proper authorisation, you will be asked for an increase in the costs charged to your booking equal to €40 for each hour of delay. -
All guests (even children) must have their own identity document during check-in, otherwise they will not be able to stay in our rooms. structures.

During the stayThere will be no provision of food and drinks and no cleaning or tidying up will be done.

ANDSTRICTLY NO SMOKING inside the apartment, in case of transgression the entire deposit will be deducted as an initial deposit for the reimbursement of the costs of restoring the premises; the balance will be requested at the end of the works.

It is forbidden to decorate the apartments and/or organize parties and events.

In the event that the apartment is returned excessively dirty or if - at the end of the stay - a high consumption of gas, water, electricity, etc. is detected. a refund will be requested for extra-ordinary expenses up to €250.

The Booking Holder, even if not staying in the facility, will still be liable for the behavior of all the other parties mentioned in the booking itself.

The Rental Agreement, the "House Rules", the regulations for the use of the swimming pool and bicycles - i.e. the documents that will be submitted to you to be accepted and signed - they can however be viewed upon your request and without obligation before booking.
