Heating is charged on a pay-as-you-go basis : Heating is not included in the daily rate and will be charged upon checkout. Heating throughout the apartment is provided by a pellet stove that heats all radiators. Maintaining a reasonable temperature typically consumes about one bag every two days. A bag of pellets weighs 15 kg. The pellet stove tank will be provided full upon check-in and must be returned full upon checkout, according to the "Full-to-Full" formula. If guests are unable to refill the pellet tank by checkout, no problem. We will refill the tank ourselves and calculate the cost of the pellets consumed during their stay. Guests will then be reimbursed for this cost before leaving the apartment.
Important note: The quote we send you will also indicate the exact price that will be applied for each bag used.

Tourist Tax : The tourist tax is not included in our rates. The Municipality of Livo does not currently require payment of a tourist tax.

€2 revenue stamp (per stay): The revenue stamp is paid by the guest, is mandatory, and must be applied to payment receipts for stays totaling more than €77.47.

Bed linen and towels NOT provided: Sheets and towels are not automatically provided. You will need to bring your own sheets and towels for yourself and any guests traveling with you for the duration of your stay. If you are unable or unable to bring these linens with you , no problem! You can request any necessary bed or bath linen kits directly from us; there will be an additional charge for sheets and towels. We will, however, provide you with FREE BLANKETS AND PILLOWS.
IMPORTANT NOTICES:
If you book directly with us, payments and your stay— even if it's only a few days —will be governed by a "Residential Rental Agreement for Tourism Purposes" in Italian (a courtesy copy will be provided for all other languages).
BELOW ARE SOME OF THE MAIN BOOKING AND STAY RULES THAT WILL APPLY IN THE RENTAL AGREEMENT:
Deposit : A deposit is required to secure your dates. Otherwise, the dates will remain open and available for others to book. Accepted payment methods for deposits are: Bank transfer, Postal order, PostePay, and PayPal. The minimum deposit is approximately 30% of the total.
Balance : within 10 days before check-in or as agreed.
Cancellation: Free of charge if made within 11 days of check-in, with a full refund of the deposit. Cancellations received after this date will forfeit the deposit in full.
Security deposit: €300 required before check-in and returned within 48 hours of check-out.
Check -in is after 4:00 PM. Check-out is by 10:00 AM.
Any different check-in and check-out times must be previously agreed upon, scheduled, and specifically approved by our management.
Costs incurred in the event of an UNAGREEMENTED LATE CHECK-OUT: If you check out late without proper authorization, you will be charged an additional €40 for each hour of delay.All guests (including children) must present their ID upon check-in, otherwise they will not be allowed to stay at our facilities.
No food or drinks will be served during your stay, and no cleaning or tidying will be done.
SMOKING IS STRICTLY PROHIBITED inside the apartment. Violation of this policy will result in the entire deposit being deducted as a down payment to cover the cost of repairing the premises. The balance will be due upon completion of the work.
Decorating the apartments and/or organizing parties and events is prohibited.
If the apartment is returned excessively dirty or if, at the end of your stay, excessive gas, water, electricity, etc. consumption is detected, you will be asked to reimburse any extra expenses incurred up to €250.
The booking holder, even if not staying at the property, will still be responsible for the behavior of all other individuals mentioned in the booking.
The Rental Agreement, the "House Rules," and the regulations for using the pool and bicycles—the documents that will be submitted for your approval and signature—can be viewed upon request and without obligation before booking.
Attention:
Reservations made directly on our websites (Resido/Airbnb/VRBO, etc.) will be managed independently by the respective platforms and according to their own regulations.
